THE LAYOUT/BUILDINGS OF UNIVERSITY TERRACE

  • General Layout: University Terrace comprises 9 buildings; 8 townhouses (buildings 1-8) and Building 9, which was a Catholic Schoolhouse. See the map above. Buildings 1 & 9 face Jefferson Avenue. Building 2 faces Addison Street. Buildings 3-6 face California St and Building 8 faces Allston Way. Building 7 sits in the middle of the block at the south end of the lawn. This is all private property, for homeowners and renters only, with the exception of the Tot Lot (see below).
  • Commons Room: The Commons Room is within Building 9 and is approximately 1000 square feet with dozens of folding chairs available. Information on how to reserve it (or the lawn area) shows here.
  • Mini Presentation Park, at the corner of California and Allston, is a Berkeley City park.
  • Tot Lot: The Tot Lot is on University Terrace property, but per an agreement with the city, allows public access.

PEOPLE AT UNIVERSITY TERRACE

  • Who: Everyone who lives at University Terrace is affiliated with the University of California, either as a faculty member, staff member, or retiree. UC Berkeley owns 5 units and rents those out. The rest are owned by individuals, some of whom have lived here 30+ years. There is a directory, either by building or alphabetically by last name, that you’ll need a password for. Email anaaboe@gmail.com for that password.
  • What: This is a condo association, with a Board of Directors and Management Company. This is not particularly relevant to renters other than they must abide by all of the restrictions in the Covenants, Conditions and Restrictions (CC&Rs).

GETTING HELP

  • Homeowners: It’s important to understand the difference between what is your responsibility and what is the responsibility of the Homeowner’s Association. The CC&Rs help with that. For emergencies, get in touch with our management company. See details here. You can log into the CIMS Portal to see the current Maintenance Matrix, which shows whether the Association or the homeowner is responsible for a given maintenance/repair item.
  • UC Renters:

SOCIAL EVENTS AT UNIVERSITY TERRACE

  • Fridays, 5pm: Soirée. This event was founded to align with the weekly distribution of organic vegetable boxes from Full Belly a couple of decades ago and has gone through several iterations since, especially during Covid. During the summer months, it is outside by the picnic tables, with a BYO (bring your own) policy. There is no host during the summer so it’s a bit like camping in the wilderness – leave no trace behind, e.g. clean up after yourselves. You should hear about it on the listserv.
  • Thursdays, time varies – 5:30, 6, on the lawn: Doggie Soirée. This began during Covid lockdown and provided an opportunity for residents and their dogs to gather and have some social connection that did not include computers. We stood 6 ft from one another, masked, while pets played. The tradition has continued and the residents who attend include not only dog owners, but their dog-loving neighbors.

TRASH / COMPOST / RECYCLING

  • Compost: The City of Berkeley has a robust composting program. There are large green bins around the property that you can use. Some are linked with individual units, but there is one at the south end and one at the north end of Building 9 (former school house). There is also one just inside the fence from the city park at the corner of Allston and California.
    Pick up: These bins must be wheeled to the road (Allston, Jefferson, Addison and California) each Tuesday evening for a Wednesday pick up.. There is no property manager who does this – it has to be us. If you see a large bin still on the property Tuesday evening, feel free to contribute to the cause and wheel it to the curb for the Wednesday pick up.
  • Trash/Garbage: Each unit, excluding Building 9 residents, will have a garbage can. It is your responsibility to wheel this to the curb on Tuesday evening for a Wednesday pick up. You can wheel it to any of the 4 streets, Jefferson, Allston, Addison, or California. Be sure to pick, up your can(s) the following day.
    • Building 9: Building 9 residents pay for garbage in their homeowner dues/rent. You should have a key to the garbage/recycling area at the north end of Building 9. The dumpsters are for the exclusive use of Building 9 residents and for those who have used the Commons Room. Everyone else must use their own bin.
  • Recycling: Some units have their own recycling bins and those get placed at the curb on Tuesday evenings with the trash and compost., but for those who don’t (including Building 9 residents) there are 2 recycling areas for paper products and glass/aluminum/plastics. Those are at the north and south ends of Building 9. You’ll need a key to enter these. The best way to obtain a key is to find a neighbor with one and walk up to Rex Keys on University Avenue (past Martin Luther King Blvd) and get a copy made.

BICYCLES

  • Unfortunately there is no bicycle storage here at University Terrace. Please keep your bicycles within your own storage units, balconies or home. Do not chain any bicycle to railings.


PARKING AT UT

  • Reserved Parking: There is one reserved parking space associated with each of the 75 units at University Terrace (this page is password protected – ask anaaboe@gmail.com for the password). There are 3 guest spots at the Addison end of Jefferson Avenue to be used for occasional guests and 3 service spots to be used only for service vehicles, two on Jefferson and one near the tool shed. Renters and homeowners are not to use the guest spots or service spots. If you are a two-car family, check out our parking page for options.
  • Street Parking: Pay attention to the signs for street permit parking (without permit, limited to 2 hours) and street cleaning.
  • Church Parking (east side of Jefferson Avenue): Not allowed and they are aggressive about towing.

EMERGENCY WATER SHUT OFF

  • Building 1-8 (townhouses): Shut off valves are located at the base of the buildings on the staircase side of the buildings. They come in pairs, with the upper unit’s valve on the left and the lower unit’s valve on the right.
  • Building 9 (old schoolhouse): The gadget on Jefferson Avenue, at the north end of the building looks like this and you have to turn both wheels clockwise to shut off the water. This takes about 30 minutes before water stops flowing in the units.

  • Full Belly University Terrace is a distribution site for an organic produce box, each Friday.

BAKERIES

  • Acme Bakery, 1601 San Pablo Avenue. You can also buy Acme bread in many grocery stores. The storefront on San Pablo offers much greater variety including pastries, rolls, but there are often long lines
  • Fournée Bakery, 2912 Domingo. Often lines but very, very good.
  • La Farine Bakery, College Avenue in Oakland (website isn’t secure so won’t link to it). Very good bakery, excellent for cakes
  • Lavendar Bakery, 2 locations. One is on San Pablo at Addison and one is on Solano Ave at Colusa

CHEESE STORES

  • Berkeley Bowl, 2 sites, both of which have excellent cheese departments
  • Cheese Board, a Berkeley collective since 1971. Excellent for cheese. They have baked goods too.
  • Raxakoul Coffee & Cheese, cheese/coffee/chocolate. They roast their own coffee. They have cheese of all sorts, coffee, tea, bulk spices, and a variety of other grocery products
